Working closely with Sanctuary Housing Association, Pinchin Architects have evolved an affordably driven, mixed-tenure scheme of 50 units, with generous landscaping and public open space. The site on Boars Tye Road in Silver End was 2.41 hectares of farmland.

The application site is located outside, although immediately adjacent to the village envelope of Silver End. It lies north of the existing settlement, less than one kilometre from the village centre. Whilst outside of the current settlement boundary, it adjoins the existing built-up area of the village.

The proposal provides a variety of dwelling types suitable for individuals, couples and families. Houses include 2-, 3- and 4-beds with rear gardens and defensible space to the street side. There are also 1-bed maisonette dwellings to provide a good range of affordable unit types. All properties have allocated visitor parking and designated storage areas for refuse, recycling and bikes. A new road and footpath infrastructure have been created to connect with Boars Tye Road and public open space, landscaping and existing hedgerows.
