Previously an area for tennis courts with an open area, this site was overgrown and unrecognisable due to a lack of maintenance. The Cornwall Road site lies sandwiched between Cornwall and Ida Road. The site itself was made up of an eastern area of grassland bordering the Ida Road properties and had a hard-surfaced area with partially demolished garages stretching to the west of the site, with an access point from Cornwall Road.

The site provided a significant opportunity for infill development and the creation of multiple residential units. Pinchin Architects were appointed by Haringey to explore the residential potential of the site in order to help them meet their housing targets.

Six 2-bed 4-person flats were proposed to sit within a 3-storey block. The bottom two storeys were predominantly built in a yellow stock brick, with the upper floor having a dark zinc exterior. Dark framed windows and louvered panels were used to add interest to the elevation.

The existing block of flats allowed for an additional slender wing of three 1-bed 2-person flats, yielding a total of 9 units. An intensive landscaping strategy was executed, providing pleasant spaces for residents to use and socialise in. Bins and bike stores, along with parking and seating were also part of the external landscaping.
